INSTRUCT UMOVE HOMES
Having received our advice, and provided you are satisfied, we will then prepare full sales particulars of your property. This will include a full description of the property, internally and externally, highlighting the important aspects of your property. Your sales details will also include high quality colour photographs and a street map. We will ensure that your home is shown to its best possible advantage.
MARKETING
Once you have seen and approved the sales particulars for your property, you will then be in a position to receive prospective buyers. Appointments to show prospective buyers around your home are made by UMove Homes.
FOR SALE BOARD
A professional and eye-catching For Sale Board will be provided if requsted. This is a very simple but effective method of advertising your property 24 hours a day. Our For Sale sign will also advertise UMove Homes' website address in order to attract as many potential purchasers as possible to view your property details in full. This is optional and is an additional cost of £29.99 + vat
EMAIL
We ask all prospective purchasers when registering their details to provide their email address and mobile phone number. This ensures that within 24 hours they will have received details of all new properties either by text or email.
WEBSITES
Your property will be advertised on the biggest property portals in the UK including, Rightmove.co.uk, Globrix.com, Findaproperty.com and Prime Location as well as UMove Homes website.
SALES PROCESS
At UMove Homes we pride ourselves on the communication we have with all our customers regarding the progress of your sale right through to completion. We will provide feedback from all viewings as quickly as possible and liaise with yourself, the purchaser, mortgage lender and legal representatives on a regular basis to ensure a stress-free sale for all customers.
OFFER PROCEDURE
At UMove Homes Will check that all buyers have their mortgage offer in place.
The vendor will be notified as soon as possible, both verbally and in writing, of any offers we receive. We will then negotiate between the prospective purchaser and the vendor in order to achieve the best possible price.
THE AGREED SALE
Once a sale price has been agreed you will need to instruct a solicitor. If you have not already done so, UMove Homes can recommend local, reputable solicitor who will provide a high quality service to give you peace of mind. During this process UMove Homes will liaise with your chosen solicitor and mortgage lender on a regular basis to ensure a smooth and stress-free completion. Our aim, as your agent, is to ensure all customers receive a competent, speedy and efficient service.
The solicitor will write to all parties and the purchaser will instruct a surveyor to conduct a survey of your property. (Please note the “agreed sale” is subject to the contract and survey. The buyer's mortgage offer is also subject to the results of the survey.) The vendor’s solicitor will request the TITLE DEEDS from the lender (or the seller) and you will be asked to complete a Fixtures and Fittings Form. The solicitors then draw up a DRAFT CONTRACT which sets out the Terms of the Sale and forwards it to the purchaser’s solicitor together with all relevant documentation. Any queries will then be raised, the TITLE DEEDS and Lease will be checked, and local searches will be carried out.
Once the draft contract has been approved it can then be signed by both parties. As long as the mortgage offer has been received and cleared funds placed with the purchaser’s solicitor, a mutually convenient date can be agreed for the EXCHANGE OF CONTRACTS. The COMPLETION can actually take place between 7 and 28 days after exchange, depending on the purchaser, vendor and their respective solicitors.
